Here are a few ideas that can help make your house more attractive to a potential home buyer:

Clean-up and De-clutter the Property:

Let’s be honest, you probably already wanted to do this one anyway. When a house is full of stuff, or clutter, it can be difficult to show.

When potential home buyers come into a home they are considering buying, it is best if you can show them a semi-open, clean, and orderly space. You can accomplish this by removing (or throwing away) all of those household items you have been considering getting rid of anyway. By getting rid of all of that clutter, your house will be much more appealing to home buyer's looking at it.

Stage the Property with Furniture

While you don’t want your house to be full of clutter, a totally vacant house can also be difficult to sell. If the house you’re trying to sell is vacant, you may want to consider hiring someone to “stage” it with furniture. This is a process where furniture is brought into the property and arranged nicely. This allows for potential buyers to get a feel for the space if they were to move-in.

Generally, most people have a difficult time envisioning a space that is completely vacant. Having a few key pieces of furniture arranged throughout the house, e.g., a couch, a coffee table, a bed, etc., can make all the difference when a potential buyer is looking at your house and trying to envision themselves relaxing there at the end of a long day.

Re-Paint the Property (with Neutral Colors!)

Just about everyone recognizes that it is easy for a potential buyer to re-paint a property, but that doesn’t mean they want to do it! Re-painting your property before you begin the process of selling it is one of the easiest things you can do to attract potential buyers. A freshly painted house feels free and new - that’s what buyers want to feel when they walk into the property.

Also, not every buyer is going to have the same taste as you in terms of a color palette. As a result, make sure that you paint the house with neutral colors - while you might think it looks great, not everyone is going to like that purple accent wall you painted or that pink bathroom you were trying to pull off! You want to try to appeal to as many buyers as possible with your color choices - think grey if you’re going to go for a cool color palette, or beige / off-white if you are going for a warmer palette.

Make the Small Repairs You’ve Been Putting Off

There is no better time than when you are looking to sell your house to make all of those little repairs your house needs. Typically, these repairs are inexpensive to take care of and they will go a long way with potential buyers. It is easy to give buyers a bad impression when they are looking at your property, avoid that as much as possible.

Reconsider the Asking Price

While all of the above points can help sell your property more quickly, typically, when a house isn’t selling the primary problem is the asking price. If you price the property too high, people will stay away. Just because you purchased the property for a certain price, or because you spent a certain amount fixing it up, does not necessarily mean it is worth that much.

You have to look at your property objectively in order to come to recognize what it is actually worth. The primary way people do this is with a comparative market analysis, e.g., how much do other three-bedroom, two-bathroom houses sell for in this neighborhood, on this street, etc. You have to find a close of a match as possible.

When considering the price of your property and comparing it to others in the area, it can also be helpful to look at “days on market,” that is, how long properties are sitting before selling. If a property just like yours has been sitting on the market for a year at $100,000, don’t list your property for the same price if you want it to sell more quickly.
